Before a decision
When the choice is still open, whether to sell, hold, renovate, or refinance, and whether the moment is right. An outside opinion while the choice is still yours to make.
Independent advice on a real estate decision. A conversation first, before anything else.
Most of what we’re asked rarely needs a search or a sale at all. Just a second opinion, offered plainly, before a decision is made.
A neighbor wonders whether an offer on the table is fair. A family that’s inherited a house isn’t sure where to start. An owner with no plans to move just wants to know what it’s worth. None of these needs a formal engagement. All of them benefit from one honest conversation.
Advice is where every relationship starts, not something we sell on the side. The conversation is the work. Whether anything follows is up to you, decided afterward, and only if it makes sense.
Some questions can be answered in an hour; others require a visit to the property. Select a question to see how we would approach it.
"We’ve been here twenty years. Is this the right time to sell, or the wrong one?"
Read our answer →We would review your reasons for moving, recent sales, and competing listings, then discuss whether to sell now or wait.
"My parents left us a house. We don’t know what to do with it."
Read our answer →We would help you assess the home’s value, the work needed before a sale, and the options for selling, keeping, or renting it.
"Someone made us an unsolicited offer. Is the number reasonable?"
Read our answer →We would compare the offer with the home’s likely sale price and review its terms, so you can decide whether to accept, counter, or decline.
"Should we renovate before we list, or after we move?"
Read our answer →We would walk through the home and advise which repairs or improvements are worth completing before listing, considering their cost and the likely effect on the sale.
"We’re not selling, we just want to know what it’s worth."
Read our answer →We would review recent comparable sales and current listings to give you an opinion of the home’s market value. You do not have to put the home up for sale.
"We think we’re ready to sell, but we don’t know where to start."
Read our answer →Start with a conversation. We’d walk you through what to expect, what to prepare, and what the home is likely worth, with no pressure and no commitment.
"What would you do, in our position?"
Read our answer →The question we most like to be asked. We’d set aside what’s convenient for us and tell you what we’d do if the house were our own, which is the only advice worth giving.
The most useful advice often comes before a decision is even made, while the choice is still open and a clear, outside view can still change things.
It’s rarely just about the property. It’s about the timing, the people involved, and the numbers underneath it all.
An opinion of value is the most common question we’re asked. It’s a considered view of what your home is likely worth, based on the neighborhood, recent comparable sales, what’s currently on the market, and how a home like yours is likely to do in the months ahead.
Our opinion of value considers the home’s features, recent comparable sales, and competing listings. It is intended to help you understand a possible selling price; it is not an appraisal.
Most owners don’t need a formal appraisal. Many find an opinion of value useful. We’re glad to give one as part of the conversation.
An opinion of value is also called a Broker’s Opinion of Value or a Comparative Market Analysis. Different names for the same thing.
When the choice is still open, whether to sell, hold, renovate, or refinance, and whether the moment is right. An outside opinion while the choice is still yours to make.
Considering a home, a second property, or an investment. An honest read on the location, the price, and what it’s likely to do, before you commit.
An inheritance, a separation, a relocation, a move into care. The question is rarely just about the property. It helps to begin with someone who has seen the shape of these decisions before.
Tell us what’s on your mind, a property, a number, a decision you haven’t made yet.
We’ll reply within one business day, and nothing follows unless you want it to.
A conversation is where everything starts. When it leads somewhere, here’s where it usually goes.
