A buyer agreement comes first
Washington, DC
Agents in the MLS sign a written agreement with you before touring a home, under NAR’s rule since August 17, 2024.
Maryland
State law has required a written buyer agreement before a showing since October 1, 2016.
Virginia
State law requires a brokerage agreement before showing a property, since July 1, 2025.
An open house doesn’t need one.
Each showing is requested, then confirmed
We request every appointment through ShowingTime, the scheduling service Bright MLS provides. Each seller confirms the time or offers another, and some vacant homes are approved automatically.
Coming Soon homes aren’t shown yet
On Bright MLS, a Coming Soon home has no tours, showings or open houses until it becomes Active.
