How we market your home
We prepare your home for photography, write the listing, and put it in front of buyers and their agents.
The buyer for a particular house is a small audience. Every stage below is arranged to reach that audience with the house at its best, and to protect your position while doing so. The sale around it: the selling process.
We advise on repairs, paint, and staging before photography, including which work is likely to help the sale and which can be left to the next owner.
We schedule photography to show the home's rooms, exterior, and architectural features in suitable light. We commission video and floor plans where they help buyers understand the property.
We write the listing around the home's layout, condition, features, and improvements, giving buyers the information they need to decide whether to arrange a showing.
The listing syndicates through Bright MLS to every major portal, timed so the house debuts whole. But at this level the decisive audience is often professional: the agents whose buyers are already searching. We put the house in front of them directly.
Some sellers are served by a period where the house is shown by introduction, without a public record of its availability. Where that serves your position, it is available, see off-market opportunities. Where broad exposure serves it better, we say so.
We arrange showings around your household, follow up after each one, and share what buyers and their agents said. We use that feedback to advise on changes to the presentation or asking price.
