Choosing the asking price comes next. Price to the evidence and the market answers quickly; price to hope and the listing ages, and ageing listings invite the discount they feared.

Preparation, then the market
Repairs and preparation come first, with staging where it earns its keep and photography in the right light, and only then does the listing appear, complete, in front of the agents whose buyers are ready. The marketing itself is a discipline of its own: how we market your home.

Comparing price and contract terms
An offer is a price, a deposit, financing terms, an inspection scope, and a settlement date. The highest number with the loosest terms is often the worst offer on the table.

Contract to settlement
Inspection findings answered in proportion, the appraisal met with the comparables that justified the price, dates enforced politely and relentlessly. At settlement the proceeds move and the record closes.
