Spring Valley

Neighborhood Living Guide

Overviewa plan that set aside the grid

Life in Spring Valley, DC

In 1929 the Miller brothers did something quietly radical: they set aside the city's grid. Their streets follow the land instead, curving with the hills, and none of them go anywhere except home.

The result, a century on, is the closest thing Washington has to countryside inside its own lines. Colonials, Tudors, and Cape Cods sit on a quarter-acre and more, behind lawns rather than walls, under a canopy that reads from the air as forest.

It is a market of single houses, not inventory. A few dozen trade in a typical year, many to buyers who have been waiting for one street in particular, and the neighborhood absorbs them without ever seeming to change.

Area basisSpring Valley is not a Census place, so these figures cover the three Census block groups that hold 99.7% of it. Two of the three are almost entirely inside it; the third reaches west past its edge, so the combined area is about a third larger than the neighborhood.
MediansMedians cannot be added together, so no median is shown for the combined area. Median household income runs from 250,001 to 250,001 across the three groups. Median age runs from 19.2 to 55.1 across the three groups.
Who is counted2,098 of the 4,435 residents counted here live in group quarters rather than in households, student housing being the usual reason, which is why the age profile leans young. American University's main campus sits inside the boundary. The household figures below, tenure and household size among them, count only the 2,337 people who live in households.
